This spacious 3-bedroom, 3-bath beach house has undergone a complete makeover, both inside and out. Plus, the villa's recently upgraded fiber internet connection provides reliable speeds and increased bandwidth for work-from-home professionals. 


A new freshwater pool with submerged ledge loungers has been installed steps off the wide, private beachfront perfect for sunbathers. The expansive pool deck overlooks the waterfront and comes complete with outdoor sofa seating and reclining chaise lounges. Facing due west, the stunning water views continue into the evening with amazing sunset vistas perfect for island happy hours.


A new palm-fringed, circular driveway welcomes you to your sunny, island abode. Upon entering the villa, your eyes will be drawn through the wall of sliding glass doors to the water views beyond the screened veranda and pool deck.


The spacious, open-concept great room links the living area, dining area, and kitchen with breakfast counter seating. Sliding glass doors provide seamless indoor/outdoor living allowing you to open the great room to the home’s full-width, screened veranda. Restoration Hardware furniture and decor have been used throughout the villa giving it an elegant and contemporary feel.


S’kai Fall has 2 bedrooms upstairs each with en-suite baths, water views, and walk-out access to a shared screened veranda—a great perch to enjoy your morning coffee while checking emails. The third bedroom on the lower-level shares a hall bathroom and is ideal for younger guests.

The Cayman Kai Cove is home to the island’s famous Bioluminescent Bay. 4 kayaks (3 singles and 1 tandem) are provided complimentary with the villa during your stay. Guests can launch off the villa’s private beachfront on a moonless night to explore the glowing waters of Bio Bay.


The cove water is shallow with a soft bottom, so recreational swimming and snorkeling are best enjoyed at the Rum Point Club just a 5-minute walk north. There you will also find watersport activities from wave running to guided dives, plus a restaurant, beach bar & grill, and a gift shop.


Combined with its central location on the Cayman Kai peninsula, walkable to water activities, family-friendly restaurants, and laid-back beach bars, this island getaway is sure to become a guest favorite.

Top Notch

We had an amazing time everything about the house was top notch!!! We swam at our own private beach as well as a very relaxing pool. The screened in porch was a wonderful thing we could sit out late at night with no bug issues and enjoy the quiet nights. We kayaked at night to see the luminescent bay that was so cool!! Perfect Location!

We made use of the kayaks nearly every day, paddling around Bio Bay, and to both Rum Point and Starfish Point. When one kayak seat needed repair, our property manager Penni responded immediately and it was fixed within a day. The staff at Silver Thatch were very friendly and helpful. I had arranged to borrow a handful of items in advance, and everything was ready and waiting when we arrived. We also chartered the Silver Thatch boat for a morning snorkel charter, and this was easily the highlight of our trip. I would highly recommend this personalized experience. Captain Warren was fun and knowledgeable, and took us out to all the best places before they became crowded with excursions. S’Kai Fall is a great place to stay in Cayman Kai!

S\'kai Fall was a brilliant villa for a Christmas holiday and we were so pleased with everything about the house. There were 4 of us and we had so much space to just relax and spend family time together. The two large bedrooms were spacious and comfortable and the walk in wardrobes were wonderful as we had all brought too many clothes! Everything was well appointed inside and out. We went to Kaibo and Tukkas a few times and even had lunch from the pirate boat at Starfish Point but we ate at home quite a lot too which was really nice. There was everything you could want to eat and cook there. It was great to have the covered in verandah at the back and sit out and look at the sunsets and the lights across the bay. It was so wonderfully quiet as well. We were so pleased we had chosen to stay up on the North coast because it was special and very relaxing. The kayaks were great fun and we all used them. We hired paddle boards too and they were fun. I hadn\'t been in a kayak for years but it was such a joy to paddle off from the beach in shallow and clean water. I am 65 but that comment would probably apply to children too! Being able to swim and kayak from the beach was a real plus as was being picked up for our charter boat right outside the house. We also did the bioluminescence kayak trip which I would really recommend to anyone staying there at the right times. We all loved that. Right from the original booking and the advice I received then and all the responses I received through the period before the actual holiday the Grand Cayman company have been brilliant. Responsive and helpful. Special thanks to Ran and Scott who both gave me good advice and confidence that I had organised everything I needed before we arrived. And they were right. They were also able to re arrange the charter boat because of bad weather and that was so helpful and when we did do it a few days later it really was a highlight of the trip. Warren was wonderful.

Family Bonding Encouraged!

Our family had a wonderful week at S’Kai Fall. There were great spots to hang out together, but also lots of room to spread out. Our high points were the private charter with Silver Thatch to stingray city and sunset cruise, as well as kayaking from the villa around and outside of the cove. The pool was chilly, but refreshing. Villa is just beautiful. We also enjoyed sunset sail out of Kaibo. We ended up cooking in quite a bit because we just loved hanging out. Do yourself a favor and stock up on groceries before arrival. Better selection at Fosters. Check in very smooth. Was great getting coolers, snorkeling gear and Bluetooth speakers. Plenty of beach towels at villa too. Two of our boys are in college and one is out of school. Family time is priceless and S’Kai Fall helped create some wonderful memories.

S’Kai Fall was amazing. Perfect location & very remote. So peaceful if you are looking to relax. The 4 kayaks are an added perk. My husband caught shark, barracuda & an assortment of other species. I would recommend picking up groceries in town before you head to the house. There is one grocery store, Chisholm’s, that is near the house. They have a great selection & I found some things cheaper there.

Great Vacation

We rented this house for our family and it was the best house we\'ve rented on Cayman. The pool and back deck was a 10/10. Lagoon had jelly fish but with the aid of kayaks we could see the bio luminescent algae easily. The house was newly remodeled and very comfortable. The BBQ worked perfect and was brand new. We will come back and rent this house again.

S’Kai Fall - an amazing Grand Cayman Villa

S’Kai Fall was perfect from the time we arrived until we left a week later. It is even more stunning than the pictures indicated. There were 6 of us, grandparents, parents and grandkids. The layout and size was perfect for us with the two master suites upstairs and the kids room with two twin beds downstairs. The kitchen was well equipped and the whole villa immaculate. Having the inground pool turned out to be perfect for the kids, they swam day and night. The 4’ depth was great. Being on the north side was what we were looking for, very peaceful but we could get to the busier 7 mile beach area within a 45 minute drive. We found so many activities on the island from swimming with sting rays, to horse back riding, to kayaking, snorkeling, slide boats and star fish viewing. Still much more to do but we ran out of time. The downtime in the villa was priceless and well suited for cooking in. We did try several restaurants with our favorite being Tuccas on the East End. Highly recommend!

What a week in paradise

Perfect Location for a quiet week with a well stocked kitchen and great layout

Our group consisted of five adults and one 8 year old. The villa was spacious and the view from the villa the best on the island. One reason I picked this villa was the location. The calm waters of the inlet made it easy for the 8 year old to kayak and me (66) to paddle board. The villa came with kayaks which we used daily. I had two paddle boards delivered and they were stable and easy to use. The layout of the two screened decks was the best I have experienced in my travels. The pool was the perfect size and the deck had plenty of seating. The kitchen had all the pots, pans and utensils we needed for our cooking. The bathrooms were high quality but a little tricky to figure out which direction was the hot water. The only downside was the bathtub was slick and there was not a grab bar to help with getting in and out. The showers were very spacious. If you want a quiet get away where you can safely do water sports this is a great location. If you want a lot of activity and sandy beach you might select 7 Mile beach. There is a nice coffee shop and restaurant - Kaibo’s just down the road (W-Su) and a grocery store -Chisholm’s - five miles away.

The location was INSANE

Amazing house, lovely managers, super clean, comfortably fits a family of 7. I’ll be coming back here. Easy access to grocery and rum point, the grounds and surrounding waters were perfectly clean! No plastic, such a relief. We saw lots of fish off the back of the house and kayaked almost everyday. It was absolute heaven. The entire island is only 22 miles wide from west to east, so you are never too far from anywhere on Grand Cayman.

The cove-front homes in Cayman Kai offer calm, serene waters for docking a rental boat, permitting charter captain pick-up, or just safe shallow water for little children to wade in. The water is shallow, has a soft bottom, and there is no reef here for marine life, however, we do see the occasional turtle, eagle ray, or tarpon swim by! 

The beaches are flat white barefoot sand. There is usually little breeze here to speak of. Many homes in Cayman Kai offer a screened porch. The big draw to this area is the proximity to the Rum Point Club, a public beach club within a short walk that offers a fantastic barefoot beach, water sports options, a restaurant and bar, a gift shop, and pick-up beach volleyball games. Also nearby is The Kaibo, a beachfront restaurant, bar, and marina.

Lastly, about 20 minutes east there are 2 large resorts (Morritt's and The Reef) that offer manicured beaches, plus restaurants, a grocery store, a liquor store, gift shops, a Subway sandwich shop, and a cafe/pastry shop. These two resorts also offer scuba, and snorkel trips, jet ski rentals, windsurfing, kiteboarding, oceanfront pools, and bar service.

All beaches in Grand Cayman are technically public since the Crown owns up to the high water mark.

The shoreline quality behind your property may vary slightly from the images on our website due to shifting tides and weather patterns. The next-door beach is also always available for your use.

Ocean Debris & Sargassum Seaweed

Beaches in Grand Cayman may also experience floating ocean debris and sargassum weed seasonally.

Sargassum is a generally harmless floating seaweed that has increased in frequency over the years during the summer. Our owners do make efforts to remove heavy sargassum and will have the beach raked prior to your arrival. 

Should sargassum weed be extremely heavy behind your property, we will reach out to the owner for alternative solutions which may include a partial refund or relocation.

Booking Rules

  • A 5-night minimum stay is required. Inquire for shorter stays if the calendar suits.
  • 6-night minimum and full occupancy required over Thanksgiving week.
  • 7-night minimum and full occupancy required over Christmas and New Year's week.
  • Christmas & New Year's dates are split into two rental periods. Please inquire about your travel dates prior to booking.
  • Shorter stays may be available but subject to a higher cleaning fee. Please inquire before booking.
  • Must be 25 years or older to book and must occupy the property during the entire stay.

Villa Cleaning & Sanitation

All villas are cleaned and sanitized prior to each guest's arrival. We also ask our owners to provide a starter supply of extra cleaning products.

Additional housekeeping services can be purchased after booking in 3-hour time blocks. Scheduling may be coordinated with your property manager upon arrival.
