Welcome to Kai Time, a slice of paradise on the North Side of Grand Cayman. This lovely 2-bedroom home is one of the Island Houses, a residential community of 18 split-level townhomes located in the tranquil Cayman Kai neighborhood.
Kai Time benefits from a superb location with Rum Point Beach just across the street and the island’s Bioluminescent Bay in your backyard. This home has everything you need for an unforgettable Cayman vacation!
Kai Time spans two levels with the living areas downstairs and two bedroom suites upstairs.
The downstairs features a large living area, a home office sunroom, a fully equipped kitchen and dining area for six, plus a laundry room and powder room. The home office is wired with fiber internet providing fast data speeds for multiple streaming devices and work-from-home professionals.
The lower level opens out onto a 2-story screened lanai providing quintessential indoor/outdoor island living with fantastic waterfront views. The lanai will be your early morning and end-of-day go-to spot. A charcoal grill sits just outside the lanai for island cookouts.
The large pool is only steps from your lanai and is reserved for owners and guests exclusively. Sunbathers will find plenty of pool-side loungers to soak up some rays while enjoying water views of the cove. The two boat docks are convenient for private charter boat pickup.
The upper level features two bedroom suites each furnished with a private balcony overlooking the screened lanai.
Sleeping Arrangements

- Primary Suite - upper level, king bed, water views, television, air conditioning, private screened balcony, ensuite bath with shower.
- Guest Suite - upper level, two double beds, water views, air conditioning, private screened balcony, ensuite bath with shower tub combo.
- Additional bedding - queen sleeper sofa in the living room.
A tandem kayak, two single kayaks, and a paddleboard, as well as sand toys and bocce ball are provided complimentary.
When kayaking at night, the bioluminescence appears when micro-organisms in the water are disturbed by your paddles. Amazing and educational, the bioluminescence is not to be missed. Book a guided tour with Cayman Kayaks.
Along with the kayaks and paddleboard, 2 adult bicycles are also provided complimentary. Cruise the neighborhood or head to The Kaibo for a quick bite to eat. End the day with amazing sunsets at Starfish Point—just don’t disturb the starfish, please.

The home was immaculately clean, modern and well appointed - things like a (working!) printer with paper that came in very handy for our COVID departure documents. We didn't find anything that was not in perfect working order.
It was unfortunate that the amenities at Rum Point (dining, water sports) were closed due to storm damage, but we still had a wonderful time and explored the other dining opportunities on the north and east shores (Tukka was our favorite).
Even though we drove to the Seven Mile Beach area every day for activities (scuba, stingray city, turtle center), it was nice to retire to the comfortable accommodations of Kai Time each evening.
We would certainly stay here again on a future trip to Grand Cayman.
Great place in Rum Point
by Dan H.My wife, daughter (8), and I stayed in Kai Time #14 in March of 2022.
Overall the property was extremely well-appointed and exceptionally clean. The location of the condo in the group of homes was really ideal - you were able to view the cove/water and also have easy access to the pool.
Being in Rum Point things are more laid back and way less busy than down in Georgetown/7-mile area. There are quite a few good restaurants on the north side, just up the road, (over the edge, Tukka, Kaibo) and if you go just a little further you can go to Tides and Eagle Rays (the best lionfish tacos on the island!).
The restaurant, bar, and watersports rental across the street at Rum Point beach have been closed down for quite a few months now - but that shouldn't deter you.
Getting up to the property from the airport was pretty simple - although a good 40+ minute drive. Download the google maps of the island onto your smartphone for offline use and you can have turn-by-turn directions even if you do not have cell service.
Of all of the places we've stayed at in the Caribbean, including another VRBO down in Georgetown, this place was the most well kept, appointed with items to make your stay easier or better, and up-to-date.
When we come back to GC we'll stay here again.

A Twelve!
by cliff m.On a scale of 1-10, this Rum Point beauty is a twelve! We've been using VRBO regularly for twenty-five years, and this property was one of the best. In my reviews, I try not to repeat others comments, which are deservedly all positive...Here are my additions: Attention to detail by the owner is amazing. We used the first aid kit, extra mosquito spray, extension cords, and flashlights from the many cabinets, and both types of coffee pots. The bath towels were soft and fluffy, the beach towels plentiful, and the pillows firm. Plenty of hot water for showers, with high pressure. TV's pictures were superb, and the internet was fast. Bikes and helmets were in great shape. And yes, you can make free LD phone calls to the states! The swimming pool is just steps away, as is the calm bay for kayaking and paddle boarding. The onsite restaurant and nearby Kaibo restaurants were tasty with good service. We plan to come back next year.

The home was filled with soo many extras that made the trip all that more perfect, from books and games to towels, beach bags and coolers. Even extra touches like handmade soaps in the bathrooms and a binder full of home and island information.

Fabulous family retreat
by Lucia O.We had an excellent family gathering at Rum Point. The houses, we had 2, offered plenty of amenities. The location was terrific. We preferred this end of the island, away from 7 mile beach. We kayaked the cove, snorkeled off the beach and shared great meals together. One of the homes ac units conked out mid stay and was not able to be repaired until after we left was our only negative. We hope to come back.

Absolute Perfection!
by Kirsten D.#14 "Kai Time" made for the perfect home base for our week in Grand Cayman with our 18 year old son. The Island Houses are situated perfectly for walks across the street to the Rum Point Wreck Bar and Rum Point Club and Red Sails Sports' chartered boat excursions. We highly recommend the 2.5 hour catamaran trip to Stingray City and snorkeling on the nearby barrier reef.
We snorkeled every full day we were on Grand Cayman, including 2 days of parking our rental car at the Cayman Kai Public Beach and walking a bit further to the Sea Lodges, letting the currents drift us to Rum Point, and then my husband would walk the quarter mile back to retrieve the car while our son and I rinsed our salty gear. I wish we could do this every day!
When we weren't snorkeling, we spent hours sitting on the lanai with coffee (the condo kitchen included a French press!) or tropical drinks, enjoying all of the windows open and steady breezes. #14 had excellent views and access of the bioluminescent bay, as well as birds and lizards and spotting a few shy Rum Point Cats (such a treat, as the only thing we missed about home was our own feline family members). Next time we will plan our trip to avoid close proximity of the full moon, for better viewing of the glowing Dinoflagellates.
Caiman kai/rum point

by Christine E.This place has it all! It is perfect for a family of 4 - great kitchen (we cooked every meal here) and so many great amenities. Loads of pool/beach toys, super close to the beach and right next to the pool. The house is just amazing. We LOVED it here and can’t wait to go back.

These nine clusters of 2-story townhomes sit staggered along the water's edge with a shared community freshwater pool overlooking the island's Bioluminescent Bay.
Famous for its glowing nighttime waters, Bio Bay is a phenomenon not to be missed especially on moonless nights. Explore at your own pace or book a guided tour with our friends at Cayman Kayaks and Sweet Spot Watersports.
While Bio Bay is ideal for kayaking and paddleboarding, it is not ideal for swimming due to its soft muddy bottom. For a barefoot beach experience with great food and tropical drinks, head across the street to the new Rum Point Club.
Beachfront Dining
Fully renovated and reopened to the public, the new Rum Point Club offers a spectacular barefoot beach experience with vibrant snorkeling, watersport rentals, plus a new restaurant, and an open-air beach bar.
Another dining destination in the neighborhood is the Kaibo. A favorite among locals, the Kaibo consists of a coffee shop and two restaurants, a casual beach bar and grill, and a fine dining restaurant. Live music, beach barbecues, and full moon parties are highlights at Kaibo.
General Grand Cayman Beach Notes
All beaches in Grand Cayman are technically public since the Crown owns up to the high water mark. The shoreline quality behind your property may vary seasonally from the images shown due to shifting tides and weather patterns. The next-door beach is always available for your use.
Ocean Debris & Sargassum Seaweed
Beaches in Grand Cayman may also experience floating ocean debris and sargassum seasonally. Sargassum is a harmless floating seaweed that has increased in frequency in recent years.
Sargassum RARELY is an issue at the Island Houses.

Booking Rules
- 5 nights minimum stay required, but seasonally the owner may allow 3 night stays with a higher departure cleaning fee
- 6 nights minimum required over Thanksgiving week.
- 7 nights minimum required over Christmas and New Year's week.
- Christmas & New Year's dates are split into two rental periods. Please inquire with your travel dates prior to booking.
- Must be 25 years or older to book and must occupy the property during the entire stay.
Villa Cleaning & Sanitation
All villas are cleaned and sanitized prior to each guest's arrival. We also ask our owners to provide a starter supply of extra cleaning products.
Additional housekeeping services can be purchased after booking in 3-hour time blocks. Scheduling may be coordinated with your property manager upon arrival.
